What membrane do you specify for a wash tunnel bay?
For the tunnel we favor a 60-mil PVC membrane, fully adhered or fleece-backed, because PVC resists the alkaline detergents and wax compounds in commercial wash chemistry better than the alternatives, and adhered attachment removes the open fastener field a high-humidity bay punishes. For the equipment room, lobby, and canopies, a standard mechanically attached single-ply is usually appropriate.
Why are the fasteners rusting when the membrane still looks fine?
That is vapor drive. Warm chemically loaded air from the tunnel rises, finds the coldest surface in the assembly, and condenses there. If that surface is the steel deck or the fastener heads, you get corrosion from below while the top of the roof still looks intact. The fix is a vapor control strategy and insulation detailing chosen for a wash, not just a new membrane.
How do you handle the exhaust and HVAC penetrations over the tunnel?
Wash tunnels run high-volume exhaust to clear steam and chemical vapor. Those penetrations need oversized curbs and flashing details built for continuous airflow and chemical exposure, not stock HVAC curb details. We treat every penetration as its own item and match the detail to the equipment and operating conditions.
Can the work happen while we stay open?
Yes, with sequencing. Tunnel roof work goes into the early-morning or late-evening down window with each section dried in before you reopen. Exterior building, vacuum canopy, and customer-area work can usually proceed during business hours with traffic control keeping vehicles clear.
Do you cover the vacuum islands and customer canopies?
Yes. Vacuum canopy covers, customer waiting canopies, and the transitions back to the main building are all in our scope. Canopy membrane or panel replacement, gutter and downspout work, and the canopy-to-building flashing that causes most chronic express-wash leaks are standard items.
